• Service the A/C before the heat arrives — a spring tune-up beats a July breakdown.
• Replace HVAC filters, and plan to check them monthly once it's hot.
• Clear gutters and downspouts, and make sure water drains away from the foundation.
• Inspect the roof for anything winter loosened — lifted shingles, worn flashing.
• Re-caulk and check seals around windows and doors before the humidity sets in.
• Termite watch: Formosan swarms peak now — schedule an annual inspection.
• Power-wash the gallery or porch; refresh mulch and plant while it's mild.

Refresh one room. Keep cool. Keep an eye on the sky.

• Hurricane season, June 1–Nov 30: build or refresh your kit now, not when a storm is named.
• Trim limbs away from the roof and lines; secure or store loose outdoor items.
• Photograph every room for your insurance records; keep copies in the cloud.
• Know your plan: evacuation route, documents, and where water and power shut off.
• Change A/C filters monthly in the heat; keep the outdoor unit clear.
• Watch closets, baths, and the attic for humidity and mildew — run vent fans.
• Clean the dryer vent and check attic ventilation.
